When developer insolvency left this historic Scheduled Ancient Monument partially complete, Millson Group was appointed by restructuring specialists Duff & Phelps to reimagine the scheme. Through a detailed feasibility study and innovative redesign, we reconfigured the existing structures to deliver a 32% increase in floor space — converting 17 houses into 43 apartments and 5 houses — with minimal new construction, completing the project successfully in 2018.

Strategic Approach

Faced with inaccessible, redundant land and a vacant, deteriorating Grade II Listed Church, the project required a carefully considered development strategy. Millson Holdings Ltd, seeking to move quickly on a value-add opportunity, engaged the team to assess risks and opportunities. Detailed consultations with stakeholders—including planners, conservation officers, and the local community—were undertaken to understand constraints and inform design decisions.
The strategy balanced the sensitive conversion of the listed church into apartments with the need for high-density new-build family housing to cross-subsidize the project. Design proposals were developed for a courtyard-style family housing scheme, ensuring integration with the surrounding context while maintaining the character and heritage of the church. Planning and Listed Building consent applications were prepared with sufficient detail to provide accurate cost and feasibility assessments, allowing the client to make informed decisions on capital investment.

Results and Effect

The approach successfully secured detailed Planning and Listed Building consent, enabling the redevelopment and safeguarding of the Grade II Listed Church. The scheme delivered 30 high-quality family dwellings while preserving the historic character of the church building. By combining sensitive design, innovative funding through cross-subsidization, and effective stakeholder engagement, the project maximized return on investment for Millson Holdings Ltd, revitalized previously redundant land, and created a lasting positive contribution to the local community.
