An award-winning development of 15 family homes and 12 apartments, King Edward Court in Hyde, Greater Manchester, was delivered in three phases over a number of years. It required a number of redesigns in that time to cater for changing market conditions.

Strategic Approach

The strategic approach focused on maintaining the integrity and design philosophy of this distinctive development while ensuring its practical and financial viability across changing market conditions. The team worked closely with the client to update and adapt designs in response to evolving circumstances, enabling the project to progress without compromising its architectural character. Proactive engagement with the council facilitated the successful negotiation of Section 106 contributions and secured joint funding for a major highway retaining wall, addressing critical infrastructure requirements and supporting smooth project delivery.
By combining design adaptability, careful planning coordination, and strategic stakeholder management, the scheme was successfully delivered across two market cycles, demonstrating resilience and foresight in project execution while preserving its unique identity within Greater Manchester.

Results and Effect

By fostering a close collaborative relationship with both the client and the local authority, the team was able to adapt the development strategy in response to shifting market conditions, ensuring the project remained viable and deliverable. Proactive negotiation with the council secured planning consent and agreement on funding contributions, removing key barriers to implementation. The outcome is an award-winning development of 27 thoughtfully designed dwellings, demonstrating the effectiveness of strategic engagement, responsive design, and coordinated project delivery.
