The Hawthorns at Keele University is a high-quality residential development delivered in partnership with Seddon Homes. Located within the university’s historic campus estate, the scheme transformed a former underused site into an attractive new neighbourhood of more than 80 family homes, carefully integrated into the surrounding landscape and heritage setting. The development was completed in 2021 and created a unique balance between modern living and the character of the existing campus environment.

Strategic Approach

Working closely with the developer and project team, the design strategy focused on delivering a sensitive and sustainable residential scheme that respected the historic significance of the site. Particular emphasis was placed on retaining key heritage assets, preserving mature landscaping, and creating a layout that complemented the wider Keele campus masterplan. The approach combined contemporary housing design with careful placemaking principles, ensuring the new homes sat naturally within the semi-rural setting while supporting the long-term vision for campus growth and regeneration.

Results and Effect

The completed development provided Keele University with significant capital investment while helping unlock wider improvements across the campus, including new student accommodation and educational facilities. The scheme successfully delivered high-quality new homes in a sought-after location, enhanced the local residential offering, and brought previously underused heritage buildings back into viable long-term use.
