The former Fytton Arms site at The Green in Oldham is a residential regeneration project that transformed a long-vacant brownfield site into a new apartment-led housing development. Located within the Fitton Hill area, the scheme replaced a derelict former public house with modern residential accommodation, helping to revitalise a prominent site within the local community.

Strategic Approach

The redevelopment strategy focused on bringing a neglected and underused site back into productive use through a carefully considered residential scheme. Following the demolition of the former pub, proposals evolved through the planning process to create a more community-focused apartment development that responded to local concerns and surrounding residential character. The design approach prioritised efficient use of the constrained urban site while improving the appearance, safety, and long-term sustainability of the area. Collaboration with the local authority also supported the wider comprehensive redevelopment of adjoining land parcels to maximise the site’s regeneration potential.

Results and Effect

The completed development has helped remove a long-standing vacant and deteriorating site that had become a source of environmental and visual decline within Fitton Hill. In its place, the scheme has delivered new residential accommodation that contributes towards local housing supply and supports wider regeneration across the area. The project demonstrates how brownfield redevelopment can positively transform underused urban land, improve neighbourhood appearance, and create long-term value for the surrounding community.
