A sensitively designed scheme of 39 family homes situated on the edge of Chipping, a historic village of over 1,000 years within the nationally protected Forest of Bowland Area of Outstanding Natural Beauty. The development responds to its exceptional landscape setting through careful massing, layout, and material selection, ensuring the new homes integrate seamlessly with the village's established character and scale.

Strategic Approach

In response to the site’s sensitive location on the edge of the historic village of Chipping, set within the nationally protected landscape of the Forest of Bowland Area of Outstanding Natural Beauty, the design strategy was rooted in a deep understanding of context and restraint. Recognising both the village’s 1,000-year heritage and its small population, the introduction of 39 family homes required a carefully calibrated approach to minimise visual and social impact. The scheme was therefore shaped to sit comfortably within the existing landscape and skyline, using sensitive massing, layout, and material choices to ensure the development integrates seamlessly with its surroundings while respecting the character and scale of village life.

Results and Effect

The use of advanced 3D modelling and photo-realistic visualisations proved instrumental in shaping both the design and delivery of the scheme. By accurately modelling the sloping site and bespoke house types, Millson Group was able to optimise floor and road levels, significantly reducing excavation works and limiting the need to remove spoil. This in turn minimised HGV movements through the village, reducing disruption to the local community and surrounding environment.
The visual clarity provided by detailed models and video fly-throughs enabled residents, stakeholders, and planners to fully understand how the development would sit within and complement the village context. This enhanced level of engagement and transparency helped build confidence in the proposals, ultimately contributing to a smoother and more efficient planning process while supporting the delivery of a carefully integrated, site-responsive scheme.
