In response to the constraints of this “off-market,” land-locked site near Shaw town centre, the strategy focused on unlocking development potential through careful negotiation, technical resolution, and planning-led design. With access limited to a footpath, early consideration was given to creating a viable and deliverable access solution that could support both construction and long-term use. The site’s designation as a protected sports facility required a proactive planning approach, engaging with the local authority to explore alternative solutions and mitigate the need for a substantial off-site commuted sum.

At the same time, boundary discrepancies arising from neighbouring encroachment were addressed through detailed site analysis and legal coordination, ensuring clarity of ownership and maximising the developable area. Overall, the approach balanced technical, legal, and planning challenges to bring forward a sensitive and viable scheme within a constrained residential context.

Results and Effect

Through proactive negotiation and strategic management, Millson Group Ltd (MG) successfully resolved the key constraints of the site, securing vehicular access by reaching an agreement with the adjacent landowner and achieving a reduced commuted sum for the loss of the sports facility. By overseeing a design-and-build contract, MG ensured the development was delivered efficiently as initially intended for market sale.
When the client requested a change of tenure during construction, MG effectively managed the transition, negotiating the sale to First Choice Homes Oldham and overseeing the project through to completion. The development was delivered on time and on budget, demonstrating MG’s ability to navigate complex site, planning, and commercial challenges while maximising both community and client outcomes.
