This project supported a long-term investment plan for FM Mixing a major local employer, by reviewing and maximising the value of its existing industrial estate. The site included ageing industrial premises with offices, manufacturing areas and staff facilities fragmented across a number of separate locations, resulting in inefficient working arrangements, production flow and land use.

Strategic Approach
The strategic approach focused on rationalising the estate to support future business investment. A detailed review was undertaken of manufacturing workflow, office and warehouse use, traffic movements and surplus land. This was supported by a costed condition survey and options appraisal, identifying opportunities to consolidate operations, reduce underused space and release land for income-generating development. Assistance was also provided in securing grant support and engagement with the planning authority to support the wider investment strategy.
Results and Effect
The project enabled a clear estate rationalisation strategy, allowing surplus land to be released for residential development while supporting reinvestment into the company’s core operations. Planning consent was secured for up to 100 family homes, alongside approval for new showcase offices and improved staff facilities. The income generated from the land sale will support the delivery of new offices and refurbished manufacturing space, helping HF Mixing modernise its premises, improve efficiency and continue investing in its long-term future.
