The Dukinfield Golf Club development is a high-quality residential scheme delivered on surplus land formerly associated with the golf course in Dukinfield, Greater Manchester. The development transformed an underused parcel of land into an attractive new neighbourhood of family homes, creating a sustainable residential community while generating investment that supported the future of the golf club and wider local area.

Strategic Approach

The project strategy focused on unlocking the redevelopment potential of a constrained edge-of-settlement site while carefully balancing housing delivery with landscape, community, and planning considerations. The scheme was designed to integrate sensitively with the surrounding residential environment and neighbouring golf course, delivering a mix of high-quality three and four-bedroom homes with strong placemaking and landscape principles. Results and Effect

The completed development delivered a new residential community of family homes in a highly accessible location, helping meet local housing demand within Tameside. The project also secured substantial wider community benefits, including investment in local schools, pedestrian and cycling infrastructure, and public green space improvements. In addition, the redevelopment enabled Dukinfield Golf Club to secure funding to support its long-term future, demonstrating how carefully planned residential development can create both economic and community value
