Location

Project Type

Residential

Cooper Street comprises two separate self-build residential developments located within the same wider land ownership boundary. Each site provides 9 self-build dwelling plots, creating a total of 18 plots across the wider scheme. The land is sold as individual plots, allowing purchasers to design and deliver their own homes while working within a clear design framework.

Strategic Approach

The strategy focused on creating two distinct but coordinated self-build areas. Although the sites sit within the same wider boundary, each has its own individual character and visual context. A bespoke design code was therefore prepared for each site, ensuring that future dwellings respond appropriately to their specific setting, surrounding streetscape and local characteristics. This approach provides flexibility for individual self-builders while maintaining a consistent level of quality and design control across the development.

Results and Effect

The scheme delivers 18 self-build plots across two carefully planned residential areas. By selling the land as individual plots, the development supports a more personalised and varied form of housing, while the site-specific design codes ensure each new home contributes positively to its surroundings. The result is a controlled but flexible self-build model that reflects the different visual characteristics of each site and promotes high-quality, locally responsive housing
