Strategic Approach

Presented with an off-market opportunity comprising derelict mills in the foothills of Saddleworth, Millson Group (MG) advised the client to acquire the site unconditionally, anticipating a two-year process to secure planning consent. The site faced multiple constraints, including poor access, contamination, and an existing employment use with limited market demand.
MG entered a joint-venture “risk” partnership with the landowner and created a strategic development management plan. This included negotiating access rights, consulting with planners to retain the historic mills, and establishing a framework for high-density residential conversion. The approach integrated the conversion of mills with new-build housing to deliver a viable, context-sensitive redevelopment scheme.

Results and Effect

Through proactive engagement, negotiation, and planning management, MG secured full consent for 144 residential units. The site was successfully disposed of off-market to a major regional housebuilder, who subsequently developed the scheme. The project delivered a 120% return on capital invested, transformed derelict mills into a sustainable residential development, and revitalized a historically significant site while respecting its industrial heritage.
