A 49-unit social housing scheme in the heart of Mossley town centre, delivered in partnership with Onward Homes. The development provides high-quality, energy-efficient homes alongside a new riverside walk.

Strategic Approach
Britannia New Mill presented a highly constrained site, characterised by complex level changes and strict river easement requirements. To minimise disruption to the surrounding context, the development was deliberately concentrated within the existing footprint of the mill itself, reducing the project's interference with the wider neighbourhood and preserving the integrity of the surrounding landscape.
A thorough assessment of both risks and opportunities informed every stage of the process. Detailed consultations were held with key stakeholders, including planning authorities, while a public consultation meeting ensured local residents had a meaningful voice in shaping the development. Alongside this, the team undertook a careful study of the locality to inform the design language, producing dwellings that respond sensitively to their surroundings, drawing on the materiality and character of the existing area to create a development that feels considered and rooted in its place.
Results and Effect
The project delivered a distinctive and aesthetically considered residential development on the footprint of a formerly derelict mill — bringing new life to a long-neglected site within Mossley. The use of stone cladding, synonymous with the character and heritage of the local area, ensures the development sits naturally within its surroundings rather than imposing upon them.
Beyond the residential offer, the scheme introduced a public walkway and communal garden space overlooking the River Tame — transforming a constraint into an amenity, and providing residents and the wider community with a high-quality shared environment. The development delivers 32 apartments and 17 dwellings, achieving a high-density output across a highly constrained and challenging site. Despite these complexities, the result is a development that feels spacious, considered, and genuinely special — demonstrating that thoughtful design can turn difficult conditions into something truly unique.
